A separate owner’s suite (700 sq ft) may be rented upon request for added space and complete property privacy. Includes extra queen bed, full kitchen, living area, bath, and private balcony. Additional fee: $440/night (discounted if owner is away). No shared living areas.

Shared duplex-style layout: Main house is entirely private with separate guest entrance; owner unit is fully self-contained, and accessed via a separate exterior entry door.
The owner may be residing there during your stay, but will fully respect your privacy with little to no interaction besides a quick hello or in passing with the driveway.

70% of paid prepayments refundable when canceled 60 days before arrival or earlier.
50% of paid prepayments refundable when canceled 30 days before arrival or earlier.
25% of paid prepayments refundable when canceled 15 days before arrival or earlier.
40% of paid prepayments refundable when canceled 2 days before arrival or earlier.
0% refundable if canceled after.
Security deposit
A pre-authorization of €220 is held on 0 days before arrival and voided on 2 days after departure

-Bookings and dates are only confirmed upon payment.
- Pricing is variable depending on number of guests. Discounts available for groups of 4 or fewer persons in some seasons, please inquire prior to booking.
-Additional guests beyond 6 are charged $35/night/person extra, with children age 2 and under exempt. This tiered pricing allows smaller groups and families to also book this larger home, keeping the base price lower and thus fair to all groups of all sizes, commensurate with the level of house usage.
-Dogs only are welcome for an additional pet fee of $25/night/dog, up to 2 dogs. Dog rules apply. Dog fees are not priced into Airbnb quoting and may need to be charged seperately.
-Pricing already factors in homeowner's apartment section of home being occupied by owner in a duplex -style functionality. All interior living spaces are private (not shared).
-Large family gatherings or events, like weddings or reunions, are not suitable at this property due to limited yard space. Small family weddings or elopements may work, please inquire.
-This home has a legal permit to operate in the town of North Elba as required by local law.
-Per local law, maximum occupancy is 12 persons.
